We provide whole-of-market mortgage and protection advice,including:

Our services are provided to clients based in the United Kingdom. We do not provide legal, tax, or investment advice. Where appropriate,we will refer you to a suitably qualified professional.

3. Your Responsibilities

To enable us to provide appropriate advice, you agree to:

•      Provide accurate, complete, and up-to-date informationwhen requested

•      Notify us promptly of any changes in your circumstances

•      Review all documents provided to you carefully andraise any queries before proceeding

•      Not provide false or misleading information to us, anylender, or insurer

We accept no liability for any detriment arising frominaccurate or incomplete information provided by you.

4. Suitability and Advice

All mortgage and protection advice is based on your individual circumstances as disclosed to us. Our recommendations will be set out in a written Suitability Report. You should read this carefully before proceeding.

Mortgage products are not guaranteed until a formal offer is issued by the lender. Past rates and product availability are not indicative of future availability.

5. Mortgage Capacity Report Letters

Mortgage Capacity Report Letters are produced for the purposeof family law and divorce proceedings only. They are based solely on theinformation provided to us at the time of instruction and represent anassessment of borrowing capacity- not a guarantee of mortgage availability.

Mortgage Capacity Report Letters are addressed to the instructing party and/or their legalrepresentative. Bell FS accepts no liability for reliance on a report by any third party not named within it.

6. Third-Party Referrals

In the course of providing our services, we may refer you tospecialist third-party partners, including solicitors, surveyors, will writers,conveyancers, and other professional services.

Any such referral is made ingood faith and for your convenience only. It does not constitute advice or anendorsement of that party’s services. Bell FS is not responsible for theproducts, services, standards, or conduct of any third-party provider, and anyarrangement you enter into with a third party is solely between you and thatparty.

We recommend that you carry out your own due diligence before engaging any third-party service.

7. Data Protection and Privacy

Bell FS processes your personal data in accordance with the UKGeneral Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. We collect and use your personal data solely for the purposes of providing ourservices, complying with regulatory obligations, and maintaining our clientrelationship.

10. Limitation of Liability

To the extent permitted by law, Bell FS’s liability to you inconnection with our services shall not exceed the fee paid by you for therelevant service. We shall not be liable for any indirect, consequential, or economic loss.

Nothing in these Terms limits our liability for fraud, personal injury, or death caused by our negligence, or any other liability that cannot be excluded under applicable law.

11. Governing Law

These Terms and Conditions are governed by the laws of Englandand Wales. Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

12. Changes to These Terms

We reserve the right to update these Terms and Conditions atany time. The current version will always be available on our website. Continued use of our services following any update constitutes acceptance ofthe revised Terms.
